Receiving Offers
Depending on the state of the market will depend highly on the types of offers we get. Currently it is very competitive and when new properties are available, we are seeing a lot of offers with little contingencies.

We will present all offers to you and explain the strengths and weaknesses of each offer

We will represent you and your best interests during all negotiations

We will give daily updates when offers are active and during the counter offer process

We will read through all legal verbiage and explain it in layman terms so you feel comfortable with each offer that is presented
Here are some contingencies we often see:

- Financing Contingency
- Land Use Contingency
- Zoning Contingency
- Inspection Contingency
- Environmental Evaluation Contingency
- Appraisal Contingency
- More specific custom contingencies
Counter-Offer:
If we need to switch some things in the offer we can do a "Counter-Offer" which is then putting the ball back in their court with the terms we see as favorable.
Submitting/Signing Offers:
We can write, sign and submit offers completely remote, but for the following couple days until the offer is accepted or rejected you should try to remain close to your phone so we can be proactive in the situation. I will keep you updated daily during this time and make sure you feel comfortable and notified.
Before any offer is submitted or signed we will go through the whole offer sheet line by line with explanations to the confusing verbiage that the state has on their contracts. We can have meetings with our contract team as well to make sure we put forth the best possible offer.
