Identify Your Property
Identifying what your property strengths and weaknesses are important, because it is my job to take those with honest financial goals to find the correct value to attach to your property.
- Vacant Land - vacant land can come with a lot of benefits, it is truly an open canvas. Depending on the additional needs and wants a buyer may have, you might just have the blank canvas someone is looking for. The downside would be the additional investment a buyer would need to make a vacant piece livable, along current building prices. There is no saying that your buyer events wants to build or they could prefer the opportunity to build a home site to their choosing. Identifying the places where a homesite could go is very important!
- Land with a residential home - a buyer finding their piece of heaven with a residential home can be a great solution at times. Having electric, well and septic already installed can be a huge cost saving. They will also have much more flexibility with lending as home loans are more favorable than vacant land. However, nobody wants to buy the old owners problems with infrastructure and the home. Things to consider on how we would value the home(s) on your property.
- Home size
- Bedrooms
- Bathrooms
- Garages
- Outbuildings
- Age
- Special Qualities
- Existing Farm - We have many interested buyers in starting hobby farms. Finding an existing homestead with some built in infrastructure can be extremely valuable.
- Water Frontage - Everyone wants to be on the water! If you are fortunate enough to own water frontage you can expect your property to be valued higher than normal market prices.
- Hunting Quality - For the hunters this is very important. You want a property that has the characteristics needed for success. We specialized in hunting consulting and land management for current and future land owners. If you are a serious hunter or have had serious hunters using your property, we can aggressively increase the value by identifying the special hunting opportunities your property may present.
- Turn key or will you do the work? - It's time to cash out on your sweat equity. If you have put in the work to manage and enhance your property over the years, you can ask for a higher price tag. We would shift our focus towards buyers who are looking for a property that is ready the day they step on it. A ready to go flourishing hunting property that has been managed for 10 years is naturally more valuable than a property that has not been managed. It is years of work and effort that does translate to the end sale value. The same goes for a renovated home, new home or purposeful farm infrastructure. This is where we can help in the short term as well. There is no replacing years of work on a farm but with our resources and teams we have given properties a major facelift in a short time period. Like I have said, my company and partners specialize in hunting, farming and land management, we have the tools and teams to turn your property into a turn key option in quick order brining in a higher sale amount. Some of the most valuable things I have done in real estate is staging properties for success. The best part? we can work in the fees and costs of the facelift to where our teams are paid at closing, meaning I am taking all the up front risk and investment and you don't have to worry about it until the deal is done. This is why identifying your goals and dreams are important, because it is my job to take those with honest financial goals to provide the highest quality of service to you.
